If you love the outdoors but want access to big city amenities; if you love panoramic views and magnificent sunsets; and if you want the convenience and comfort of a modern home, this beautiful, custom home located on a bluff above the Columbia River may be the answer to your dream.
This four bedroom, three bath custom home was built in 2004. With 2,950 square feet of living area, the home includes a three car garage on the main level as well as a 950 square foot garage/shop below. The lot is nearly two acres.
The main level measures 1,950 square feet and contains the kitchen, dining room and living room in an open plan; office; master suite: bedroom 2; and utility room. The large, three car garage is 26 feet deep. A large deck wraps around the south and east sides of the house.
The lower level has 1,000 square feet of living space with a family room and two bedrooms. A 950 square foot garage/workshop shares the lower level.
The home was designed to take advantage of the views of the Columbia River and Oregon to the south. Every living area of this home shares this view. The home features vaulted ceilings in the living room and nine foot ceilings elsewhere. There are ample windows to offer a light, bright feeling to this home.
The foundation of this home is anchored on bedrock, reflecting the desire of the owner to build a home with lasting quality and enduring value. The building materials were chosen with care to reduce ongoing maintenance and to endure over time. The siding is Hardi-Plank with a pre-finished, baked-on coating that will not require painting. The decking is E-Trex engineered deck, preventing rot and reducing maintenance. Very little OSB sheeting was used in the construction; plywood was used in nearly every instance.
Whether you prefer to sit on the deck and enjoy the magnificent views or engage in more active pursuits such as fishing, hiking, hunting or boating, you can have it all!
For fisherman: The Kalama River is renowned for its salmon (kings and silvers) and steelhead runs that are fished from shore or float craft. Columbia River fishing opportunities include salmon, steelhead, sturgeon, bass, walleye and shad fished from shore or boat (the Port of Kalama has boat slips and a launch ramp). Planted trout and steelhead are available in Kress Lake next to the Kalama River. Within easy driving distance are the Cowlitz and Lewis rivers.
For hunters: The deer and elk hunting opportunities are outstanding. You will find elk tracks on the west side of this property as it is located on a regular travel route of a local herd. Big game hunting areas are only minutes away. Waterfowl hunters will find numerous opportunities in the sloughs and waterways of the area.
This home is located above the town of Kalama, Washington, along the mighty Columbia River. Conveniently located near the I-5 freeway, this home is a tranquil retreat from the frenzy of city life, yet is only 37 miles from the Portland International Airport and the rich mix of fine dining, shopping, cultural, entertainment, and employment offerings in beautiful downtown Portland, Oregon. On the Washington side of the Columbia River, even closer to home, countless retail stores, top-rated hospitals and medical services, and personal and professional enrichment at Clark College and Washington State University’s Vancouver campus.
Also contributing to the high quality of life are the many outdoor recreational and sight-seeing attractions within about an hour’s drive, a few of which include the picturesque Oregon coast, the renowned Willamette Valley wine country, the scenic Columbia River gorge, and Oregon’s majestic Mt. Hood. As an added benefit, retirees and residents who live and work in Washington also enjoy keeping more of their hard-earned dollars because there is no state income tax in Washington. This is compared to the roughly 10% combined state and local income tax burden for Portland area residents a few miles to the south. Many also shop in Portland which has no sales tax.
